Yas Bay is the latest waterfront project by Miral located in the south of Yas Island, Abu Dhabi’s main tourism hub. Yas Island is already home to some award-winning destinations like Yas Marina Circuit, Yas Waterworld and Ferrari World. The project is set to become a premiere leisure and entertainment destination and is currently in the second phase of the construction with a total of AED 12B (USD 3.3B) being invested into the project.
The general contractor is Fibrex Construction Group, while WSP has been assigned as the Design Lead Consultant. Together with Pascal + Watson, these companies are responsible for all engineering and architectural work in Yas Bay. The total built-up area of the project covers 13,777,805 sq. ft.
The waterfront destination encompasses three distinctive areas, Residences, The Waterfront, and twofour54. The Residences area comprises 35 plots from low to mid-rise residential buildings with nineteen parks, three mosques, two schools and community retail amenities. The expected number of future residents is 15,000. The Waterfront is an entertainment area with 37 bars, restaurants and cafes, 19 retail outlets with a boutique cinema and a beach club, art galleries, a large botanical courtyard and art installations. The award-winning nightlife brands at The Waterfront include Asia Asia, The Central, LSB, Zeera and many others. Finally, twofour54 is the media campus for Yas Creative Hub, which operates from Khalifa Park. It is aimed to attract over 10,000 talented professionals worldwide.
Yas Bay has a convenient location and provides easy transport connectivity. The most convenient route to reach Yas Bay from Dubai and Abu Dhabi is the Yas Island Tunnel connected to the E10 exit on the Abu Dhabi-Dubai highway. It takes 30 minutes to get to Abu Dhabi, and 1.5 hours to Dubai. Abu Dhabi International Airport is just 10 minutes’ away and the cultural capital of Saadiyat Island with the Louvre Museum and the Sheikh Zayed Mosque are in close proximity as well, just 25 minutes’ away.

Yas Bay is home to the multi-purpose Etihad Arena and 2 iconic Hilton Hotels. One of the hotels, Hilton Yas Island Abu Dhabi, recently opened its doors to guests and tourists in February 2021. The resort is family-friendly and features 545 guestrooms, an outdoor pool and a floating beach club. The hotel will also offer the first Eforea Spa in the UAE. Residents of the hotel will have full access to the theme parks on Yas Island, including Ferrari World Abu Dhabi, Yas Waterworld and Warner Bros. World.
Etihad Arena is another huge project launched in Yas Bay. The venue is a unique indoor entertainment venue, which is adapted both for intimate 500-seat events and for concerts with 18,000 spectators. The VIP lounge can be transformed into terrace bars, hospitality boxes and a grand ballroom. In 2018, the project design was announced as the winner of "The Sustainable Building Design of the Year" at the MENA Green Buildings Awards. It features a sun reflecting facade and built-in solar panels in order to avoid the impact of Abu Dhabi’s heat. The developers of Etihad Arena are planning to make it completely plastic-free as well. Recently, this project was named as the new home of UFC tournaments. Etihad Arena has been open to visitors since January 2021.
