About the project

Noya on Yas Island is a residential complex developed by Aldar Properties that is located right in the central part of Yas Island, next to the Yas Gateway Park. The master plan of the project includes 510 units, consisting of 2 and 3-bedroom townhouses and four-bedroom villas.

Layouts of villas and townhouses come with a maid’s room, an allocated parking space and a terrace. Residences will be designed in light colours with natural shades, and will have highly reflective roofing material, high-performance glazing and insulation, as well as LED lighting fixtures that will be used in the construction. 

Completion of Noya is scheduled for the third quarter of 2023.

Key advantages

The project will feature services and amenities to make the life of future owners as easy and as hassle-free as possible, including a swimming pool, a gym, playgrounds, bbq and picnic areas, walking and cycling tracks, a multipurpose court, a children's splash pad and a multi-purpose hall. The complex will also have a garden suitable for raising organic produce.

Infrastructure

There are many schools and nurseries nearby the Noya complex. Yellow Submarine Nursery, West Yas Academy, Sabis School, Yas School and Aldar Academy are all within a 10–15 minute drive. New York University Abu Dhabi can be reached in 20 minutes’ by car, and Sorbonne University Abu Dhabi is a 30-minute drive away.

Within a 15-minute drive of the complex there are Yas Marina Circuit Medical Center and Gulf International Cancer Center.

Yas Mall is just a 5-minute drive away, and features famous clothing, footwear, cosmetics and accessory boutiques, as well as VOX Cinemas Yas Mall, Air Maniax Yas Mall and numerous cafes and restaurants.

Noya by Aldar Properties is located in the eastern part of Yas Island in Abu Dhabi with good transport accessibility that provides quick connections to other parts of the emirate.

Yas Island is a popular destination with an abundance of entertainment facilities, including Warner Bros. World Abu Dhabi, Ferrari World Abu Dhabi and Yas Waterworld that are all located within 10 minutes’ by car. Yas Beach is just a 15-minute drive away.

Saadiyat Island, which is the Cultural District of the capital, is 25 minutes’ away by car. Here you can visit Louvre Abu Dhabi, Saadiyat Beach, Manarat Al Saadiyat and Saadiyat Beach Golf Club.

Abu Dhabi International Airport is located within 20 minutes’ of the complex, whilst Dubai can be reached within a one hour drive.

Economic attractiveness 

The Noya complex offers comfortable and spacious residences that are suitable for all types of buyers in the main entertainment centre of Abu Dhabi, as well as providing options for all family sizes. The Noya residential complex is located close to both the mainland of the emirate and Abu Dhabi International Airport, which will draw the attention of tourists and business activities.

It should be noted that in November 2020, the developer Aldar Properties, confirmed that all properties were sold out within just four hours on the first day of the official launch of the project. Since the Noya complex is located in an investment zone, 60% of the final buyers were UAE nationals and the rest were foreign citizens.

Investments in real estate within the complex of Noya for subsequent rentals, is a profitable option, with a projected return on investment of a huge 11%. The annual rental price of this type of property is about AED 165K (USD 45K) as of Q2 2021.
