About the project 

Surrounded by scenic mangroves, Saadiyat Lagoons by Aldar Properties comes as the largest district on the iconic Saadiyat Island. The nature-inspired development will house an array of residential clusters across 3 zones, with each of them featuring homes with distinct architectural designs. 

The first phase, which was released in Q4 2022, includes a collection of upscale 4–6 bedroom villas. The size of properties range from a generous 4,994 sq. ft to 6,361 sq. ft. The master community of Saadiyat Lagoons will be handed over in Q1 2026.

To give your home a personal touch, you can choose between refreshingly cool and tastefully warm colour schemes. There are also two interior packages offered: Standard and Premium, which are different in terms of the class of finishes and appliances. For instance, when selecting the Premium option, you will be able to take advantage of a smart home package, which has two external security cameras, one main door key-pad entry with a key and one doorbell with a camera. The Standard package, meanwhile, will only have provisions for smart home solutions.

Residences in Saadiyat Lagoons will be equipped with the provision for a swimming pool, a show kitchen (incl. an oven, a cooktop, a cooker hood, a microwave and a fridge), as well as a maid’s room, family dining area, provision for a lift, and a parking for 3–5 cars.

Key advantages

One of the advantages of living in a villa in Saadiyat Lagoons is a private pod in the garden, which can be customised to your own preference. The size of the pod is 376 sq. ft and it comes in two types. Among the potential uses of the first type are a majlis, a home office, a gym or a pool house, among others. The second type, meanwhile, will aim to serve as a service kitchen, which will include a dry storage room and a laundry room.

Amenities within a complex include an adventure park with a climbing wall, a skate park, outdoor cinema, picnic and BBQ areas, eco-corniche along the mangrove, as well as walking paths & bike tracks. The closest educational institutions are New York University Abu Dhabi, Théodore Monod International French School and Cranleigh Abu Dhabi. These establishments can be reached within a 15-minute drive. 

Medical institutions nearby comprise Tamara Polyclinics LLC and HealthPlus Family Clinic - Saadiyat Island. Travel time to medical clinics from Saadiyat Lagoons take about a 15-minute drive.
