Manarat Living by Aldar Properties
About Manarat Living
The residential complex called Manarat Living was launched by the leading developer of the UAE capital; Aldar Properties, who is recognized for its diligent approach to project development. This complex will consist of more than just residential properties, as it will become a destination with real homes, and a unique atmosphere that makes you desire to live in it.
The first phase of the project will consist of 237 spacious studios and 1-2 bedroom apartments, with several two-bedroom residences complemented by an extra bedroom for a maid. The average floor plan area of studios is 352 sq. ft, whilst the living areas of 1–2 bedroom apartments range between 732 sq. ft to 1,433 sq. ft.
At the beginning of 2024, the developer announced the launch of the second phase of the development, called Manarat Living II, which will feature 232 residences, including studios and 1–3 bedroom apartments that vary in size from a cosy 355 sq. ft to a spacious 2,303 sq. ft. Some two-bedroom residences and all three-bedroom apartments come with a maid’s room.
Property owners of Manarat Living will not have to worry about the interior details, since the developer has already selected all the advanced high-quality materials and finishes. The only thing that is needed is for buyers to choose from two interior design specifications — in either a light or dark colour palette.
The developer has also ensured that the project complies with the standards of sustainable construction. By selecting recycled building materials and introducing measures for efficient energy and water consumption, this residential complex will receive 2 Pearls according to the Estidama Building Rating System.

Location
- 5–15 minutes Manarat Al Saadiyat, Louvre Abu Dhabi, Soul Beach, Saadiyat Beach Golf Club
- 20–35 minutes Yas Island, Abu Dhabi International Airport, Abu Dhabi mainland
The most favourable location was chosen for the Manarat Living project, as it will be constructed in the heart of Saadiyat Island, which is actively developing and is expected to become the cultural cluster of Abu Dhabi, with its high concentration of art and historical facilities and destinations.
Manarat Living will connect its future owners with the cultural life of the UAE’s capital. This neighbourhood comprises a number of world-famous museums, such as:
- The iconic Louvre Abu Dhabi with over 99,028 sq. ft of galleries, housing masterpieces from the French museum.
- The upcoming Guggenheim Abu Dhabi with its unique architecture designed by Frank Gehry.
- Zayed National Museum, which upon construction, will describe the life of the UAE’s founder — Sheikh Zayed bin Sultan Al Nahyan.
Saadiyat Island is famous not only for art and culture, but it is also a wonderful place to spend a day by the sea, as its beaches can rival those found in The Maldives. The nearest beach is Soul Beach, whilst another white sandy beach which was awarded a Blue Flag certificate and is host to the Saadiyat Beach Club, is located just 10 minutes’ away by car from the complex. Chill under a poolside cabana, treat yourself to a spa treatment, or enjoy the delights of the restaurants — this club is a perfect place to relax and enjoy your surroundings.
Activity seekers will appreciate the close proximity of the Saadiyat Beach Golf Club, which is just 10 minutes’ away by car, and designed by the professional golfer, Gary Player.
More entertainment and shopping options can be found on Yas Island, where residents can visit renowned theme parks, the Etihad Arena, Yas Mall and Yas Marina Abu Dhabi. It is possible to get to Yas Island within a 20 minute drive, whilst travel time to Abu Dhabi International Airport is about 25–30 minutes’ away by car.
Economic attractiveness
Manarat Living will be an excellent choice for different categories of residents, as it is located in the cultural hub of the capital. The complex will definitely be of interest to those involved in the arts and creativity industry. Nevertheless, its advantageous location near prestigious educational institutions and its convenient transport connections makes this property attractive for families with children and business professionals as well.
Due to the popularity of the area, property here can be a worthwhile investment, particularly if you intend on renting it out. Even now, the area is attracting tourists and locals, not only for the famous Louvre Abu Dhabi, but also because of its fabulous beaches and coastal infrastructure. As of Q1 2024, the average rental cost of a one-bedroom apartment within the area is AED 195K (USD 53K) per year.
Purchasing a property in Manarat Living with a minimum price of AED 2M (USD 545K), means you can apply for a Golden Visa upon completion of the complex, which is scheduled for February 2026. This type of visa will grant you various privileges and benefits, as well as the pleasure of being able to live in one of the most exciting cities in the world.
