About the project 

Reem Hills is a huge mixed-use residential development on Al Reem Island by Q Properties which is a subsidiary of Q Holding. Overlooking man-made hills and beautiful beaches, this gated community will feature a range of villas, townhouses and apartments. The project features 5 clusters, called Coast Way, Park Valley, North Bay, Garden Homes and Beach Bay, which will house a total of 593 residential units.

The first phases of the development was launched in 2022, and offers three-bedroom townhouses, four-bedroom twin villas and 4–7 bedroom standalone villas. The total saleable area of the residences range from a compact 2,377 sq. ft to a very generous 17,435 sq. ft, whereas the minimum plot sizes are between 2,120 sq. ft–20,082 sq. ft. The premium properties have two design types called Minimal and Chic, and will be equipped with everything necessary for a comfortable living environment. 

Depending on the layouts, villas and townhouses may include a family lounge, a study room, a chef's kitchen, a maid's room, a driver's room and plenty of storage space. Residents will be able to rest on their own private roof terraces and balconies that offer magnificent views of the surroundings, while outdoor gardens and bbq areas will provide a shaded and relaxing place to spend a day in the fresh air. The properties will also feature a swimming pool and parking for 2–6 cars. 

The latest addition to the project was announced in 2023 and includes 1–3 bedroom apartments with living areas of up to 2,570 sq. ft. The bedrooms of the residences are complemented by en-suite bathrooms and the master bedroom has a walk-in closet. Apartments have spacious balconies or terraces for owners to relax and enjoy the views of the surrounding area, and the layouts provide plenty of storage space and a separate laundry room. Each property type comes with an additional maid’s room, and three-bedroom apartments have an area that can be converted into a study or a lounge.

Prestigious educational institutions such as GEMS World Academy — Al Reem Campus and Sorbonne University Abu Dhabi are located within close proximity to the project. The nearest kindergartens Redwood Montessori Nursery School Reem Island and Liverpool Nursery are both within a 5 minute drive. 

For medical assistance, residents of Reem Hills can visit Reem Hospital, Mediclinic — Al Reem Mall and Via Medica International Healthcare LLC. 

Within a radius of a 25-minute walk there are various F&B venues, including Vietnamese Pho, Rozana AlReem Restaurant & Cafe, and Sweet Greens Restaurant (Reem Island, Najmat Area), just to name a few.

More dining and entertainment venues can be found in Reem Mall, along with diverse stores and fashion boutiques, and is located just a 6 minute drive from the community.

Reem Hills is located on Al Reem Island, within the vicinity of Al Matla'i St, providing excellent connectivity with the rest of the emirate. Within a maximum of 10 minutes’ by car you can reach Al Maryah Island, which is home to one of the best shopping malls within Abu Dhabi; The Galleria Al Maryah Island. Abu Dhabi mainland is accessible in less than 10 minutes’, where residents can indulge in more shopping and entertainment destinations of the emirate. 

Travel time to the Cultural District on Saadiyat Island is 15 minutes’ away by car. Louvre Abu Dhabi, Manarat Al Saadiyat and Saadiyat Beach Golf Club are among the entertainment venues that are offered in this neighbourhood. 

Yas Island is a 30-minute drive away. Residents will be able to access an array of entertainment facilities here, which include, but are not limited to, Waterworld Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, and Ferrari World Abu Dhabi.

According to a statement by Q Properties, the first and second phases of the development sold out completely before the official announcement of sales. Such a record-breaking response illustrates the strong demand from homebuyers for spacious properties on Al Reem Island and the solid confidence in the high quality of projects by Q Properties. Additionally, potential occupants of the envisioned gated community are attracted by its social and leisure facilities included in the master plan, and its close proximity to educational and medical facilities on the island.

It is worth considering buying a property in Reem Hills for personal use, as well as renting it out to generate a stable lucrative income. The average gross yield for a three-bedroom townhouse on Al Reem Island has reached 5.9%, as of Q1 2023, meanwhile the starting rental rates stand at AED 140K (USD 38K) per annum.
