About the project
Tala Tower is a 49-storey residential skyscraper located in the Marina Square community on Al Reem Island, Abu Dhabi. The complex features 375 units, consisting of 1–3 bedroom apartments with a variety of floor plans. The developer of the tower is one of Abu Dhabi's leading companies — Aldar Properties. All construction work on the Tala Tower project was completed in 2011.
The panoramic windows of the Tala Tower Apartments overlook Marina Square, Marina Bay and the Arabian Gulf. The floor plan area of the properties ranges from 807 sq. ft to 2,100 sq. ft. Depending on the layout, apartments can have from two to five bathrooms, well-appointed open-plan kitchens, and spacious living rooms with dining areas and balconies. Apartments with two bedrooms also have a small room which can be converted into a pantry, a dressing room, or a small study. Three-bedroom apartments have a maid's room with a separate bathroom.

For medical care, residents can refer to top medical centres such as Reem Hospital and Cleveland Clinic Abu Dhabi, which are both located within a 10-minute drive from Tala Tower. Among the best educational institutions in the area are Repton School - Fry Campus, Nord Anglia International School Abu Dhabi and Sorbonne University Abu Dhabi. At the same time, the Playhouse Nursery on Al Reem Island is located directly within the complex.
A 20-minute walk away is Al Fay Park, which is an eco-oasis in the heart ofAl Reem Island and the first urban park aimed to improve biodiversity in Abu Dhabi. Al Fay Park is a great place to relax with friends and family, and also perfect for sports enthusiasts. The Marina Square community, where the Tala Tower complex is located, is connected to the mainland of the emirate by 2 bridges and the highways of Hazza' Bin Zayed The First St and Al Matlaʹi St, which makes it easy to reach anywhere in Abu Dhabi. The central part of the emirate can be reached in just 15 minutes by car and Abu Dhabi International Airport is located a 35 minute drive away.
Those who don't have a car can benefit from a developed public transport network in the area. There is a Khor ʹAzeez St/Marina Square bus stop within a 5-minute walk of the development and the Hazzaʹ Bin Zayed St/Marina Square stop within 10 minutes.
Among the major attractions on the island is the Al Aziz Mosque, which is one of the largest mosques in Abu Dhabi that can accommodate about 2,500 worshipers. More popular destinations, such as the Cultural District on Saadiyat Island or Yas Island with the famous Ferrari World, Warner Bros. World Abu Dhabi or Yas Waterworld, can all be reached in about half an hour by car.
Economic attractiveness
One of the main advantages of investing in Tala Tower is that construction has already been completed and you can move in immediately after the purchase. Marina Square is a freehold area, which means you can buy the property with full ownership.
Buying a property in the Tala Tower complex can be a profitable investment if you intend to rent the apartments out. The annual rental price in the complex starts from AED 54K (USD 14.7K) for a one-bedroom unit. Return on investment for one-bedroom apartments is at least 7.3% per annum, and for apartments with 2-3 bedrooms — up to 6.4%.
In addition, purchasing real estate from a minimum of AED 2M (USD 545K), means you can apply for a 10-year investor visa with the option to sponsor a husband/wife and children under the age of 18. This visa can be renewed for an unlimited number of times and is valid for as long as you own the property.
