Al Ghadeer is a modern, comfortable and completely self-contained project developed by Aldar Properties. British Oak Montessori Nursery is available for the young ones, while the nearest schools are located in Dubai Investment Park, about 25 minutes’ away by car. Medical assistance can be obtained at Noom Medical Centre and Advanced care medical centre (Br.) DIC, located 15 minutes’ away by car.

Al Ghadeer is located along Al Faya Road on the very border of Dubai near Sheikh Mohammed Bin Zayed Road and Sheikh Mohammed Bin Rashid Al Maktoum Road. To the northeast, Al Ghadeer borders Dubai Industrial City, which is an industrial zone with special economic status. Al Maktoum International Airport is about 20 minutes’ away by car.
Recreational facilities close to Al Ghadeer include Ghantoot Racing & Polo Club and Dubai Parks and Resorts, which features Motiongate Dubai and Legoland Dubai with a variety of attractions, cafes, shops and other entertainment.
EXPO 2020 can be reached in 30 minutes’. The Palm Jebel Ali, an artificial island with equipped beaches, is a similar distance away. Dubai Marina and Dubai Marina Walk are both accessible in 35 minutes’, while Downtown Dubai can be reached in 40 minutes’.
The most sought-after sites of Abu Dhabi are generally further away from Al Ghadeer than the attractions of Dubai. Yas Island is approximately 40 minutes’ away by car. Travel time to the Louvre Abu Dhabi on Saadiyat Island is about one hour.
Economic attractiveness
Al Ghadeer is a community with relatively inexpensive real estate, but convenient and comfortable living conditions and well designed infrastructure. It will suit those who work in the neighbouring districts of Abu Dhabi and Dubai or those who find it important to be able to travel between the two emirates.
Affordable studios and apartments are in demand among professionals or young families. As of Q1 2022, the annual rental cost for a one-bedroom apartment is around AED 30K (USD 8K). The ROI can be as high as 7.5%, making Al Ghadeer one of most profitable communities in terms of real estate investments.
