About the project
Rukan Lofts is a community of townhouses developed by Reportage Properties. It is part of a larger Rukan project that was constructed in the Dubailand neighbourhood. The development comprises over 800 townhouses with 1–5 bedrooms, ranging in size from 969 sq. ft to 3,617 sq. ft.
All townhouses have a private courtyard and a parking space. The layouts of the residences include balconies, built-in wardrobes, equipped cooking areas and bathrooms. Light-coloured materials, glass and high-tech decorative elements were used in the finishing.
Key advantages
In addition to residential properties, the community will include retail facilities and amenities. The residents of Rukan Lofts will have numerous opportunities for recreation and sports: jogging and cycling tracks, a swimming pool and a fitness club, barbecue areas and landscaped gardens. The territory of the community is guarded 24 hours a day.
Infrastructure
Although there are plans to develop the social infrastructure within the territory of Rukan Lofts, at the moment, all the necessary facilities can be found only in the neighbouring communities.
Within a 5-minute drive from Rukan Lofts, there is Serena Marketplace with several cafes, a Papa John's, as well as Geant Express. It takes 6 minutes’ to drive to Carrefour Market Ranches Souk Dubai. Cityland Mall, a large shopping centre, is located in the Global Village area, a 10-minute drive from the community, where there is also a Carrefour Hypermarket and many other shops, restaurants and cafes.
There are educational institutions within 10 minutes’ by car from Rukan Lofts, such as Blossom Serena Nursery Dubai, Blossom Arabian Ranches 2 Nursery, Ranches Primary School, Fairgreen International School, and GEMS Metropole School — Al Waha.
Medical facilities such as Aster Clinic, Arabian Ranches, Core Care Poly Clinic, and Vitalite Medical Centre can be reached in 10 minutes’ or less.

The Rukan Lofts project is located south of the centre of Dubai, close to the Arabian Ranches, Mudon and Al Reem communities. The development is located between Sheikh Zayed Bin Hamdan Al Nahayan Street and Emirates Road. It is also a part of the Dubailand mega project, which includes the construction of entertainment theme parks and other infrastructure facilities.
Plantation Equestrian and Polo Club is next to Rukan Lofts, and Arabian Ranches Golf Club is a 15-minute drive away. A 10-minute drive brings you to Global Village, a huge market with shopping pavilions decorated in different themes. Within 15 minutes’ by car, residents can reach the renowned IMG Worlds of Adventure theme park, as well as Dubai Miracle Garden and Dubai Butterfly Garden.
The coastline and beaches of the Dubai Marina neighbourhood can be reached within a 30-minute drive. Downtown Dubai and Business Bay are a 25-minute drive away, while Dubai International Airport is half an hour away.
Economic attractiveness
Rukan Lofts appeals to families with children and other buyers who are mainly interested in a high-quality property in a quiet neighbourhood. The community offers comfortable townhouses with good layouts and landscaped gardens at reasonable prices. The location of the complex will suit those who need to travel not only to Downtown Dubai and Business Bay, but also to other areas of Dubai, such as Dubai Production City, Dubai Motor City, Dubai Investments Park or Expo 2020.
Purchasing a townhouse at Rukan Lofts can be a lucrative investment. As of Q3 2021, there are only a few rental offers for small townhouses in the neighbouring areas. However, even based on the rental price of AED 80K (USD 21,7K) per annum for a two-bedroom townhouse, the ROI could reach 8–9%.
