Hydra Village overview

Hydra Village is an Abu Dhabi development project by Hydra Properties, LLC, that was initially launched back in 2006. Hydra Properties, LLC, is a privately owned property development company headquartered in Abu Dhabi. Hydra Village is a residential complex located at one of the far edges of the city that has become one of the most favorable options for young families and families with children. While being launched a while ago, the development is still under construction in some of its parts and it offers freehold and rental properties in a peaceful and removed environment.

Hydra Village community is meant for residents used to the suburban lifestyle concept. It is segmented into ten zones, covering a total surface area of 947 thousand m2. The masterplan for the residential complex is to provide about 2,400 houses, numerous other leisure and commercial buildings, and a community center that is going to feature a swimming pool, a squash court, a gym, a billiard club, shopping malls, and medical clinics. The area of the complex is also going to include several mosques and open areas designed for private and public gardens.

Hydra Village is a part of the Plan Abu Dhabi 2030 project. In line with the project's vision, the community is located on a major spot along the highway right next to Al Shahama Road. As soon as it is complete and fully launched, Hydra Village will be able to house over 10,000 residents.

Project Prices

Hydra Village features villas with two and three bedrooms. Currently, the developer sells these properties at the following prices:

  • 2-bedroom villas cost from AED 750,000 to AED 900,000 (approximately from $204,000 to $245,000; approximately from RUB 16.1 million to RUB 19.3 million);
  • 3-bedroom house prices range from AED 850,000 to AED 1 million (approximately from $231,500 to $272,300; approximately from RUB 18.3 million to RUB 21.5 million).
The abovementioned prices are subject to change depending on the situation in the real estate market and other economic factors that may appear in the future.

Location Advantages

Hydra Village is located in Rawdat Al-Reef in Abu Dhabi and has access to a wide range of leisure and commercial destinations in the city. At the moment, the complex has just one main way from the Sheikh Maktoum Bin Rashid Road (E11) that connects with Zone 4 and Zone 7. Thus, transportation links are limited to these routes at the moment, but the developer is looking for solutions and will come up with something that will suit the complex's residents no matter what zone they reside in.

Even though Hydra Village is an off-island area, it is also rather close to the beach. Residents can access the spectacular Yas Beach in under 20 minutes by car. This is a perfect place for those, who enjoy watersports, enjoy banana boat rides, jet-skiing, flyboarding, and kayaking among other things.

Al-Reef Downtown – a well-developed neighborhood with tons of leisure destinations – is located roughly 11 minutes away from Hydra Village. The Al Raha Beach is next to the shoreline, some 14 kilometers away from the complex.

Other popular destinations that Hydra Village residents might be interested in visiting include Al Shahama Park 1 (8 minutes from the complex), Al Shahama (9 minutes from Hydra Village), Emirates Park Zoo (within 11 minutes from the development), Abu Dhabi International Airport (about 20 minutes away from the complex), industrial development Mussafah (30 minutes of driving from Hydra Village), and even Dubai (less than an hour away).

Return on Investment

The current rental trend for 2-bedroom villas is about AED 70,000 annually. Considering that 2-bedroom units cost from AED 750,000 to AED 900,000, the ROI ranges from 7.8% to 9.3%. Larger and more expensive houses mean lower returns. While 3-bedroom villas are also rented, their ROI is lower. The price and return of investment of a particular house also depend on its specific location.
