About Dubai Marina

Dubai Marina is one of Dubai's largest waterfront communities, built around a 3.5 km man-made canal and home to more than 200 residential towers, including some of the city's tallest buildings. The area consists almost entirely of apartments, ranging from studios to four-bedroom units, with a small number of podium-level villas in select developments.

It is both a residential neighbourhood and a high-activity urban district, home to around 70,000 people, plus a constant flow of visitors, tourists, and workers from nearby business hubs such as Dubai Internet City.

Dubai Marina is located in New Dubai, along the coastline between central residential and business districts. It is positioned on Sheikh Zayed Road (E11), the main highway that runs through Dubai and connects all major areas of the city, including Downtown Dubai, Business Bay, and Dubai International Airport.

Public transport access is strong compared to most waterfront communities. The area is served by two Red Line metro stations — Sobha Realty and DMCC — both connected to the wider metro network that links key districts across Dubai. A tram line runs along the Marina waterfront and connects directly to nearby coastal areas, including Jumeirah Beach Residence, and links back into the metro stations.

Amenities & Lifestyle

Most day-to-day amenities are within walking distance, with Marina Walk and Dubai Marina Beach forming the main leisure areas of the community. The waterfront promenade stretches for close to seven kilometres and is lined with restaurants, cafés, and the Marina Yacht Club, becoming especially active in the evenings and on weekends.

Towers located along Marina Walk or the waterfront have direct access to this activity, while buildings set further back toward Sheikh Zayed Road are quieter but still within walking distance or a short drive.

Investment outlook

Ownership and Market Context

Dubai Marina is a freehold community developed by Emaar Properties, with individual towers built by various developers over the years, including Select Group, DAMAC, and Bloom Properties.

Pricing varies significantly depending on the age and quality of the building. Older towers from the mid-2000s offer larger floor plans but come with more basic finishes and higher maintenance costs. New developments with handovers scheduled through 2026 and 2027, such as Marina Shores and LIV Waterside, offer higher-spec interiors and updated service charge structures.

Demand remains stable, supported by waterfront positioning, metro connectivity, and a wide range of completed apartments across different price categories.
