About the project
Alreeman is an ambitious project by Aldar Properties, who is the largest listed developer in the UAE. The community is a mixed-use residential and commercial development in Al Shamkha,which is just a short drive away from Abu Dhabi International Airport.
The gross floor area of residential plots range from 4,036 sq. ft to 8,072 sq. ft. Meanwhile, for commercial land plots spaces vary from 48,438 sq. ft to 75,347 sq. ft, with allowable heights from G+5 to G+7. Both basement and ground floor parking are also permitted. Infrastructure

There are various supermarkets within a 5–10 minute drive, such as Dlly Mlly Supermarket, Happy Home Grocery, and Royal Horizon Fazaa Stores. More shopping and dining options, as well as pharmacies, beauty salons, gyms, banks and entertainment zones for children can be found in Makani Mall Al Shamkhah and Al Shamkha Mall, which are both located within 5–10 minutes’ by car. It will take the same amount of time to drive to several cafes and restaurants, such as Tea Plaza, Noor Al Fajr Cafeteria, Al Barza, Qasir Al Walima Restaurant, and House of Tea Restaurant.
Within a 10 minute drive there are academic institutions such as Mohammad Bin Al Qasim School, ADNOC Technical Academy, Al Reyada School, Al Qimma School, Wales International School and Alshamkh school. There is also a range of nurseries located within the same distance, including Al Shamkha Nursery, Barney Home Nursery Al Shamkha City, Al Jeel Kindergarten and Bonat Al Ghad Kindergarten, just to name a few. Children of residents living in Alreeman can attend Al Jazira Football Academy, which is the first of its kind in the region.
The nearest medical facilities can be found a 5 minute drive away, including Sama Al Shamkha Medical Center, Dr. Nasser Medical Center, Shamkha Medical Center and Burjeel Medical Center, Al Shamkha.

One of the main highways in the UAE, Sheikh Mohammed Bin Zayed Road (E311), actually starts from the Al Shamkha community, and along the northern end of the village, Sweihan Road leads to the suburban area of Abu Dhabi. There are many bus stations that can be found within a 20-minute walk from Alreeman, such as St 60/St 19 and St 60/Jamla Mohamed Al Muhairbi Mosque, among others.
In terms of cultural attractions and entertainment, these can be reached within approximately 25 minutes. For instance, residents of Alreeman can visit the Sheikh Zayed Grand Mosque, which is one of the most iconic UAE landmarks, or Alreeman residents can spend a nice day at one of the beaches in the Al Raha Beach neighbourhood. At the same time, Yas Island, which is located a 25 minute drive away, offers Yas Beach, which is one of the most popular and well-maintained beaches in Abu Dhabi. Not forgetting the numerous thrill-seeking destinations on Yas Island, including Ferrari World Abu Dhabi, Yas Waterworld Abu Dhabi and Yas Marina Circuit.
Economic attractiveness
Alreeman offers comfortable housing, which has proved to be particularly popular with families. Moreover, since it is situated within close proximity to the airport, it will be perfect for those who travel on a frequent basis. Al Shamkha is a freehold area, meaning that properties at Alreeman are available to foreigners with full ownership property rights.
Investing in land to construct a villa or a multi-level apartment building in Alreeman is quite profitable. Considering that as of Q3 2021 the average price-per-square-foot in similar projects by Aldar is AED 317 (USD 86), and a land plot is priced at a minimum of AED 880K (USD 240K), means a four-bedroom villa of 3,000 sq. ft can generate an ROI of between 9–10%. This is due to the fact that the starting rental price for properties of this type is about AED 120K (USD 33K) per annum. At the same time, a one-bedroom apartment of 2,000 sq. ft can be leased for AED 32K (USD 9K) per year. In this case, the expected ROI is set to be between 10–12%.
