About the project

Nestled within the natural landscape of mangroves, Al Gurm is an eco-friendly residential project by Aldar Properties. The first phase of the development was completed in 2010, and includes 73 waterfront villas with 3 to 5 bedrooms, inspired by Asian and Mediterranean architecture. The residences are complemented by landscaped gardens, swimming pools and piers.

Amid the rising demand for its projects, Aldar launched the second phase of Al Gurm in July 2021. The developer offers a collection of 71 plots ranging in size from 9,505 sq. ft to 50,590 sq. ft. The purchase of these land plots is available for UAE citizens only. Every plot has direct access to a private sandy beach.

In the second phase of Al Gurm, the height of buildings will not exceed floors. Colour palettes that are permitted to be used include white, grey, dark grey, beige, cream and burgundy. The aim of the requirements is to ensure that new projects are perfectly integrated into the architectural character of the entire development. Residents are also encouraged to consider sustainability factors when building their residences. These include the use of LEDs to reduce light pollution and maximize energy efficiency. It is also recommended to use solar panels for water heating. The master plan of the Al Gurm project also suggests the use of recycled materials and local plant species.

Al Gurm is designed as a luxury beachfront resort, where residents will be able to relax in their own residences surrounded by premium amenities, a picturesque lagoon in the central part of the project, and a waterfront promenade. Infrastructure

The following educational institutions are located close to Al Gurm: Little Prince Nursery, Kids Academy Nursery Al Mushrif, Redwood Montessori Nursery — Mushrif, as well as Khalifa Bin Zayed Secondary School, Vision Private School and Al Dhabiania School. As for medical centres, Zayed National Hospital, Al Zafranah Clinic and Mediclinic Airport Road Hospital are within a 15-minute drive from the community.

Residents of Al Gurm can choose Mushrif Mall and Al Seef Village Mall for shopping, both of which can be reached within 10-15 minutes’ by car. Within the same amount of time it is possible to get to Zayed Sports City Stadium, where world-class competitions are held. Abu Dhabi City Golf Club will appeal to beginners and professional players alike, and Al Bateen Beach is a perfect choice for fishing, water sports and having picnics.

Al Gurm is located on the south-west side of Abu Dhabi’s main island. The community can be accessed via Al Khaleej Al Arabi Street, and is located a 10-minute drive from the centre of the emirate, and 25 minutes away from Abu Dhabi and the airport. Dubai is also accessible in less than 1.5 hours.

Within 25 minutes’ by car from Al Gurm is Saadiyat Island, famous for its cultural attractions including the Louvre Abu Dhabi and Manarat Al Saadiyat.

Yas Island is a half-hour drive away and offers plenty of entertainment options. These include Yas Mall, Yas Waterworld Abu Dhabi water park, SeaWorld Abu Dhabi oceanarium, Yas Links Abu Dhabi golf course and many more.
