Al Reem Island

Two bridges connect the island of Al Reem to the mainland: one of them is laid from the city of Abu Dhabi, the other - from the island of Al Maryah Island.

Al Reem Island is home to several prestigious schools and kindergartens, such as Mosaic Nursery, Hummingbird Nursery, Playhouse Nursery and Repton School Abu Dhabi.

The medical infrastructure here is also quite well developed. Al Reem Island has a Burjeel Hospital, and there are a number of pharmacies in the area that residents and visitors can easily find.

There are several religious sites on the island, including the Al Aziz Mosque, which accommodates more than 2,500 worshippers. The nearest church and Buddhist temple are located in the surrounding area, just a 20-minute drive from Al Reem Island.

Economic Appeal

Al Reem Island is one of the most popular areas of Abu Dhabi. That being said, during Q4 2021 the real estate transactions here accounted for 10.4% of the total volume of property sales in the emirate. The local real estate market is showing steady growth, as shown in our 2021 report, and this trend is projected to continue throughout 2022. It is worth noting that the complex Bay View Tower is located in a freehold zone of Abu Dhabi, which means, foreign nationals can buy a property here with full ownership.

As the Bay View Tower complex has already been commissioned, it offers a wide range of investment opportunities both for the purchase of real estate for a private residence, and for investors who opt to obtain passive income and put it on the rental market. When purchasing a property for a minimum of AED 2,000,000 (USD 545,000) you can apply for a 5-year Real Estate Investor Golden Visa with the right to sponsor a husband / wife and children under 18 years old. You can also start leasing the acquired property as soon as the transaction is completed, generating an annual income of 5 to 7%. As of Q1 2022, rental prices for 2 and 3-bedroom apartments in Bay View Tower start from AED 85,000 (USD 23,100) and AED 140,000 (USD 38,100) respectively.
