About Al Gurm Phase 2

Nestled within the natural landscape of Mangroves, Al Gurm is an eco-friendly residential project by the master developer of Aldar. The first phase of the development consisted of 74 waterfront villas with 3 and 4 bedrooms inspired by South-East Asian architecture. The project was completed in 2010 and has shown a tremendous response from investors and end-users.

Amid rising demand for its projects, Aldar launched the second phase of Al Gurm in July 2021. This time Aldar offers a collection of 71 plots exclusively for UAE and GCC citizens. The size of the units ranges from 9,501 to 47,361 sq. ft.

Each plot provides access to exclusive beaches and comes in 3 unique styles: Islands Villas, Barrier Villas and Lagoon Villas. The limited plots are distributed across 3 distinctive areas which include The Beach, The Canal and The Island. Homeowners will benefit from a gorgeous central lagoon and stunning waterfront views. Al Gurm is designed to provide a luxury beach resort lifestyle, where residents can relax in the bespoke residences right by the water.

Each plot within Al Gurm Phase 2 will be designed and built taking into account the requirements of the future land owner. There are special guidelines and controls on the features of the villas which have to be followed. For instance, the maximum number of floors allowed is 3 (B+G+2+R).

As for the colour palette, developers are permitted to use whites, greys, dark greys, beiges, crèmes and burgundy. The aim of the requirements is to make sure new projects are perfectly integrated into the architectural character of the entire development.

Moreover, it is recommended to use solar panels for water heating. Other sustainable measures included in the master plan of Al Gurm include recycled materials and the use of native plant species.

Al Gurm is located on the south-west side of Abu Dhabi's main island. Primarily, the entire community can be accessed via Al Khaleej Al Arabi Street. The master plan of Al Gurm also includes construction of the perpendicular internal road connecting Phase 1 with Phase 2. While offering secluded living, the community is located within a maximum of 20 minutes' from Abu Dhabi and the airport. Dubai is also accessible in less than 1.5 hours.

Within walking distance from the community, residents have easy access to Al Gurm CrossFit, Mohammed Ahmed Al-Bawardi Mosque, Rotana Café Abu Dhabi and Al Gurm Plaza (shopping mall).
