Description of the complex

The project was first presented to the general public at the Cityscape Real Estate Exhibition held in the capital of the UAE and had already attracted a lot of attention from investors. According to the project, it would consist of three residential towers on the coastline and one mixed-use tower, which will include apartments with hotel services, a hotel, offices and retail space. The first tower will have 144 luxurious one -, two - bedroom apartments and the penthouses. The total area of the community is 153 000 square meters. According to Richard Rogers, the designer of the community, Maryah Plaza is a kind of modern response to the ultra-luxury One Hyde Park complex in London and to Burj Khalifa in Dubai.

Even though the project was first announced in 2010, by 2013 it was decided to suspend the construction until new loans were received. In 2016, the construction was continued. Farglory also had to review the level of luxury offered, but the company has kept the concept and still offers the best housing in the prestigious real estate sector.

Abu Dhabi Mall can be reached in 5 minutes drive or 15 minutes walk, Abu Dhabi Global Market and The Galleria - in 2 minutes drive. Famous Cleveland Clinic is situated just in 400 metres.

The project of luxury residential real estate on the island of Al Maryah in Abu Dhabi is implemented by Farglory. Taiwanese developer intended to take advantage of the lack of offers in the premium real estate segment in Abu Dhabi and build the first top-level residential complex on the island of Al Maryah at a cost of AED 3 673 200 000 (or USD 1 000 000 000).

So far, the Maryah Plaza complex is the only residential project on Al Maryah Island, where 12 000 people will be able to live after its completion. In addition, the island will also host the Abu Dhabi stock exchange, after the financial centre building is put into operation.

According to representatives of Farglory, 1-2% of the cost of the entire project (from USD 750 000 000 to USD 800 000 000) were spent on the construction of towers, the conservation of construction work on the project for a year and a half and redevelopment.

Maryah Plaza was originally introduced in 2010 with residential units with a total area of 93 square metres priced at AED 3 750 000 dirhams (or USD 1 020 908 or RUB 77 267 945). By the time the preparatory work started in June 2013, the price had dropped to AED 3 000 000 (or USD 816 726 or RUB 61 814 356). Nowadays the prices are rising again, as the end of construction is not far off. At this moment, the approximate rent rate for a one bedroom apartment with a total area of 93 square metres on Al Maryah Island is AED 150 000 (or USD 40 836 or RUB 3 092 432) per year. In a short-term lease it brings you 4.18% of your annual income.
