About the project

Maryah Plaza is a residential complex, located in the prestigious area of Al Maryah Island, by the Taiwanese developer company — Farglory. The project includes four towers, however currently only one 37–storey building is completed.

The complex has spacious apartments with 1–2 bedrooms, and residences include combined living and dining rooms, enclosed kitchens, walk-in closets in the bedrooms, and laundry rooms. All apartments are complemented by large balconies, from where residents can enjoy the amazing views of the canal and the surrounding community.

Infrastructure

The nearest medical centre, Cleveland Clinic Abu Dhabi, is a 5-minute drive from Maryah Plaza. Burjeel Day Surgery Center and Reem Hospital can both be reached within less than a 10-minute drive from the development. 

The following educational institutions are located within a 15-minute drive: Playhouse Nursery on Al Reem Island, Redwood Montessori Nursery — Shams Boutik Reem Island, Redwood Montessori Nursery — Arc Tower Reem Island, Nord Anglia International School Abu Dhabi, GEMS World Academy — Abu Dhabi, Repton School — Rose Campus, and Sorbonne University Abu Dhabi.

The Galleria Al Maryah Island is a shopping centre with many boutiques from world-famous fashion brands, including Louis Vuitton, Chanel, Dior, Balenciaga, Valentino, Cartier, Dolce & Gabbana, Prada, etc. There is a Waitrose supermarket, Vox Cinemas Al Maryah Island, a gym called Train Galleria Mall, furniture, electronics and home goods stores, as well as cafes and restaurants. The shopping centre can be reached within 5 minutes’ by car.

Maryah Plaza is located on Al Marya Island which is connected to the mainland of Abu Dhabi and Al Reem Island. Within the immediate vicinity of the complex are Al Reem Street (3 minutes drive), Al Maryah Street and Hamouda Bin Ali Dhaheri Street, which makes it easy to get to any location in and around the rest of the emirate. The bus station Hamouda Bin Ali Al Dhaheri St / Al Maryah St can also be found near the complex. 

Saadiyat Island, with the sights of Louvre Abu Dhabi and Manarat Al-Saadiyat, is a 15-minute drive away, and Yas Island can be reached in 30 minutes. Here you will be able to visit the thrill-seeking destinations of Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Sea World Abu Dhabi Aquarium, and many more.

Abu Dhabi International Airport can be reached within a 30-minute drive.

Economic attractiveness

Constant investments in the development of Al Maryah Island create optimal living and working conditions. As a result, the island is gradually turning into a central business district with unlimited leisure opportunities.

Abu Dhabi Global Market (ADGM) is a free financial zone that has become one of the facilities that contributes to improving the return on investment. As a result, the district is rapidly turning into a financial centre with its own legal framework and its own regulators. These are the registration authority, the financial services regulatory authority and the ADGM courts.

The purchase of real estate in Maryah Plaza is beneficial for personal residence and as a rental property. As of Q3 2023, the average cost of renting a one-bedroom apartment is AED 117K (USD 32K) per year.
