About the project
Bloom Living is a Mediterranean-inspired residential community by Bloom Holding, which is part of the Abu Dhabi based developer, National Holding. Presented in Q1 2022, the new development will cover an enormous area of 23,6M sq. ft and will seamlessly combine a traditional Spanish design with contemporary finishings.
Bloom Living is located in Zayed City, and will feature over 4,500 homes, such as apartments, villas and townhouses, becoming the largest project in the real estate portfolio of Bloom Holding so far. Investors can also buy land plots here. The community will be built in various phases, and in Q1 2022, Bloom Holding released its first phase, called Cordoba.
Cordoba comprises 2–3 bedroom townhouses and detached 3–6 bedroom villas, with a total living area ranging from 1,325 sq. ft to 5,538 sq. ft. Set along beautiful palm tree-lined avenues, each residence in this phase will feature two levels, with a 2-car garage at the front, a secluded garden/patio in the backyard, a well-equipped kitchen, a dressing room in the master bedroom, and built-in wardrobes in all other bedrooms, alongside a maid’s room. In addition, owners of 4–6 bedroom villas will have a driver’s room at their disposal on the ground floor as well.

Built around a huge scenic lake, Bloom Living will boast long shaded pathways linking to landscaped parks, communal swimming pools and an array of family-oriented amenities. The use of water alongside plants and flowbeds is set to create serene surroundings and promote a sense of well-being for its residents. The master plan includes dedicated dog parks, swimming pools, lakeside promenades, a beach club, tennis courts, a health and sports club, a yoga park and running tracks.
Infrastructure
According to Bloom Holding, the focal point of Bloom Living is going to be the Town Center, which will house a vibrant plaza, F&B venues and retail stores. Moreover, for the utmost convenience of residents, a medical clinic will be built here as well. The on-site Community Clubhouse is set to become the ultimate leisure hub, where homeowners will be treated to engaging workshops, classes and events.
The closest supermarkets include Hyde Park Supermarket and Fresh Park Supermarket — Shakhbout city. Travel time to both these grocery stores takes about a 10-minute drive.
Medical institutions nearby comprise Excellence Medical Center for Hearing and Balance, Retaj Medical Center, and Royal Medical Center | One Day Surgery. These establishments can be reached in less than a 15-minute drive.

The community of Bloom Living is located in Zayed City, right next to the intersection of Sheikh Maktoum Bin Rashid Road and Sweihan Road. This means homeowners will be able to reach Abu Dhabi International Airport within a maximum of 15 minutes’ by car. Masdar City, which is one of the world’s most sustainable urban communities, can be reached within a 20-minute drive from the community.
Residents of Bloom Living will easily be able to reach famous attractions in and around the rest of Abu Dhabi, including the Eastern Mangrove National Park. The natural reserve offers visitors a chance to explore the mangrove forest with different species of birds. Travel time to the destination takes about a 20-minute drive.
Economic attractiveness
Upon completion in Q4 2024, Bloom Living will become a thriving community targeted towards families with children. The master plan of the project will include healthcare facilities and two schools, and homeowners will also be able to benefit from the close proximity to the Zayed University, situated within Zayed City, which is one of the three government-sponsored higher education institutions in the UAE.
When buying a residence in Cordoba you can benefit from an array of lucrative incentives, such as a 2% ADM waiver fee, one-year free maintenance services, and free one-year service charge. As of Q1 2022, the starting rental price for a three-bedroom villa in Zayed City amounts to AED 150K (USD 41K) per annum, while the ROI averages at around 5%. Once the infrastructure in the area is completed, both capital property values and rental yields are set to increase as well.
